Aliya Bisimbayeva, Director of B2B Product Development, spoke about BI Group’s new project, BION. The complex will bring together offices, retail spaces and leisure facilities in a unified business ecosystem.

BION is being developed on the first line of Al-Farabi Avenue, next to Esentai Mall, The Ritz-Carlton Almaty and Villa dei Fiori. The total area of the complex will exceed 100,000 sq. m. Approximately 66,000 sq. m will be allocated for office spaces, more than 20,000 sq. m for retail, and 4,200 sq. m for a health and recovery centre. The infrastructure will also include event venues, restaurants, cafés and public spaces.

The concept is based on the BION 16/24 approach: the complex’s infrastructure will allow residents to spend up to 16 hours a day in a comfortable environment, combining business, meetings and leisure without leaving the premises. To achieve this, the space is divided into six specialised sub-brands: BION Business – office spaces, BION Gallery – retail areas, BION Events – an event venue, BION Views – recreational areas, BION Park – walking areas, and BION Wellness – a space dedicated to health and recovery.

The visual and spatial design was developed by renowned British architectural firm Benoy, whose portfolio includes such iconic international projects as Ferrari World in Abu Dhabi. The heart of the project will be The Orbital, a public and retail space filled with natural light.

The Class A+ complex will be equipped with high-speed elevators and advanced engineering systems. The project stipulates ergonomic layouts, carefully designed lighting scenarios and convenient access roads. The complex will comprise three floors and an underground car park with 1,600 parking spaces, including charging stations for electric vehicles.

The project is being developed in accordance with ESG principles and BREEAM Excellent requirements, ensuring high energy efficiency, environmentally friendly materials, responsible resource management and long-term investment appeal.

BI Property will be responsible for service quality and technical property management.

For companies, BION offers an opportunity to establish a presence in a business centre with well-developed infrastructure. For investors, the project presents a balanced product model in which the synergy of office spaces, retail, wellness and event facilities contributes to high liquidity and asset stability.

Construction completion and the phased commissioning of the complex are scheduled between the second quarter of 2029 and the second quarter of 2030.
