IBC Global to Present Ranking of Kazakhstan’s Largest Class A Warehouse Owners at CAWS 2026

IBC Global will present its updated ranking of Kazakhstan’s largest Class A warehouse property owners as part of the international Central Asia Warehouse Summit (CAWS 2026). The summit will announce the top five companies in the ranking, two “Rising Stars of the Year,” and the winner of a new special Green Award recognizing contributions to the sustainable development of Kazakhstan’s warehouse real estate sector.

Around 30 companies, including warehouse property owners and operators, took part in the selection process. Following the verification of applications, 10 companies made it to the final ranking:

IBC Global’s methodology is based on a comprehensive assessment of warehouse facilities. The ranking includes commissioned facilities that meet the parameters of Class A/A+ warehouses or are as close to these standards as possible. Nominated companies provide the organizers with all necessary supporting documentation, while IBC Global specialists conduct a technical verification of the submitted information.

The same approach was used to prepare the 2025 ranking, which included 19 companies with a combined verified total of 663,000 square meters of Class A warehouse space.

This year’s key criteria remain largely unchanged and include full compliance with the technical and structural characteristics of Class A warehouses. These include, for example, a clear storage height of at least 12 meters, a column grid of 12 × 24 meters, a floor load capacity of at least 6 tonnes per square meter, a floor level of 1.2 meters, modern loading docks in the required quantity, and other parameters.

The methodology also takes into account maneuvering areas, fire safety, engineering infrastructure, temperature control, site security, and energy-efficient solutions. Certain justified deviations are permitted provided that they do not reduce the warehouse’s functionality or the quality of logistics operations.

The total warehouse area must be at least 20,000 square meters.

“We see the market moving into its next stage of development. Modern facilities in new formats are emerging across Central Asia that were previously not represented in the region. These include specialized complexes for e-commerce, multi-temperature logistics, pharmaceuticals, manufacturing, and small and medium-sized businesses. Several such projects will be presented at CAWS,” said Roman Pak, Director of IBC Global for Central Asia.

For the first time, the ranking will feature a Green Award, recognizing the contribution of developer companies to the sustainable development of Kazakhstan’s warehouse real estate sector. The assessment will consider solutions in energy efficiency, engineering reliability, resource management, safety, operational automation, and the quality of the environment for facility users.

“The symbol of CAWS is the traditional ‘camel track’ ornament, which is very familiar and meaningful to me. For us, it represents moving forward. It is a very fitting metaphor. Every summit participant leaves their mark on the industry: developers through new facilities and investments, logistics companies through the development of services and infrastructure, tenants through new quality requirements, and government institutions through creating conditions for growth. The CAWS award winners demonstrate benchmarks that the market can build on going forward. These solutions, projects, and achievements together form the broader development path of warehouse real estate in Central Asia,” commented Stanislav Akhmedzyanov, Managing Partner of IBC Global.

CAWS 2026 will take place on October 15 in Almaty. The summit will bring together warehouse property owners and developers, tenants, logistics operators, investors, representatives of e-commerce and retail, as well as technology solution providers.
