Kostanay to Build Its First Class A Warehouse Complex Worth $25 Million
Construction has begun on the first Class A warehouse complex in Kostanay. The project is being developed by Farvater with consulting support from IBC Global. The facility will offer approximately 26,000 sq. m of gross leasable area (GLA), with total investment estimated at $25 million.
The new logistics complex will be located on a 5.85-hectare site in the city's industrial zone and is designed to meet growing demand from retailers, third-party logistics (3PL) providers, and e-commerce companies. The project is expected to create approximately 300 new jobs.
According to IBC Global, Kostanay currently has no Class A warehouse facilities. Once completed, the new complex will increase the city's supply of high-quality warehouse space by approximately 3.7 times.
Modern logistics infrastructure
The complex will meet modern Class A warehouse standards. The project includes 12-meter clear ceiling heights, automated loading docks, a sprinkler fire suppression system, LED lighting, and 24/7 security.
One of the project's key features will be its own railway infrastructure. The complex will include a 317-meter railway siding capable of accommodating approximately 22 railcars. The minimum leasable unit will be 1,474 sq. m, while build-to-suit opportunities will also be available for tenants with customized requirements.
Growing demand for high-quality warehouse space
The complex is strategically located near major transportation routes with convenient access to the Russian border, strengthening its logistics potential.
At the same time, construction continues on the Tobyl Transport and Logistics Complex, a multimodal dry port with an annual capacity of more than 400,000 TEU.
The expansion of warehouse infrastructure comes amid continued growth in domestic trade. According to the Bureau of National Statistics of the Republic of Kazakhstan, retail trade turnover reached KZT 9,016 billion during January–May 2026, representing a 3.6% year-on-year increase in real terms. During the same period, the turnover of individual entrepreneurs and market traders increased by 14.4%.
According to IBC Global, the primary drivers of demand for high-quality warehouse space in Kazakhstan continue to be e-commerce companies and online marketplaces, logistics and distribution operators, as well as the expansion of regional warehouse networks.
