Astana Warehouse Real Estate Market: Shortage of High-Quality Space and Build-to-Suit Potential
According to Colliers Kazakhstan, the warehouse market in Astana remains one of the most undersupplied segments of the commercial real estate sector.
The total stock of warehouse facilities is estimated at approximately 334,000 sq m, while the share of high-quality Class A space remains limited. Average market occupancy reaches 96%, highlighting strong demand from logistics and retail companies.
The weighted average rental rate stands at KZT 4,763 per sq m per month, with newly delivered Class A projects demonstrating higher pricing benchmarks. Demand is primarily driven by the e-commerce, distribution, and FMCG sectors.

Colliers experts emphasize that further market development will largely be supported by build-to-suit projects, as well as warehouses incorporating light industrial components. At the same time, the ongoing supply shortage continues to sustain high occupancy levels and rental rate stability across the segment.
