Almaty Sees Record Warehouse Construction Volume in 2025
In 2025, a total of 320,000 sq. m of warehouse real estate was commissioned in Almaty city and the Almaty region, marking the highest figure in the market’s history, according to estimates by Bright Rich | CORFAC International. Compared to 2024, the volume of newly delivered space increased 3.5 times.
Last year, 13 new facilities entered the Almaty regional market. The largest projects included Focus Aksengir (52,200 sq. m), Eurasian Logistics Park (50,300 sq. m), and Mercury Logistics (44,000 sq. m).
Class A facilities accounted for 59.7% of the total new supply, while Class B properties represented 40.3%. Development activity remains traditionally concentrated in northern Almaty, where rail infrastructure and key transport corridors are located. By the end of 2025, this area accounted for 84.3% of all warehouse construction in the region. The remaining 15.7% was delivered in eastern Almaty, where a new logistics cluster is gradually emerging.
“For a long time, Almaty’s warehouse market operated under conditions of limited available space, which contributed to rising rental rates. Against this backdrop, developers began actively investing in new projects to meet accumulated demand. As a result, the record-high volume of completions in 2025 led to a significant increase in vacancy and a shift of the market into a surplus phase,” said Viktor Zaglumin, Co-Founder and Partner at Bright Rich | CORFAC International.
As of early January 2026, vacant space in the Almaty regional warehouse market reached 15.1% (158,400 sq. m). Compared to the beginning of 2025, vacancy increased 8.6 times, putting downward pressure on rental rates.
The average rent for Class A warehouses in 2025 declined by 15% year-on-year to KZT 4,700 per sq. m per month. Rental rates for Class B properties decreased by 12%, down to KZT 3,900 per sq. m per month.
