More Than 90% of Astana’s Modern Warehouse Space Is Concentrated in Three Districts

According to the IBC Global analysis, more than 90% of the capital’s modern warehouse stock is concentrated in three districts: Baikonyr, Sarayshyq and Almaty.

Astana remains Kazakhstan’s second-largest warehouse market, with 26 modern warehouse facilities currently in operation and a total gross leasable area exceeding 400,000 sq. m.

Class A properties account for 51.5% of the market, represented by 11 facilities. The remaining 48.5% is comprised of 15 Class B warehouses. The figures reflect a growing dominance of larger, institutional-grade assets: the average size of a Class A facility is approximately 18,900 sq. m, compared to 14,000 sq. m for Class B properties.

According to IBC Global, 12 warehouse projects are currently under development, either as speculative schemes or build-to-suit (BTS) facilities. By 2027, the market is expected to gain approximately 40,000 sq. m of additional warehouse space.

Two large-scale projects are expected to have a significant impact on the market structure in the coming years: a 166,000 sq. m fulfillment and logistics complex being developed by Wildberries and an 80,000 sq. m project by Mercury Properties Solutions. The commissioning timelines for both projects have not yet been announced.

Despite ongoing market growth, Astana continues to face a shortage of specialized logistics infrastructure. Only 8% of existing modern warehouse facilities offer refrigerated or frozen storage capabilities, while demand for multi-temperature logistics solutions fr om retailers and manufacturers continues to increase.

The city currently has no operational light industrial facilities, a segment combining warehousing, light manufacturing, office and showroom functions within a single property.

The Baikonyr District remains the largest warehouse hub in Astana, accounting for 43.9% of the city’s modern warehouse stock. The district hosts ten operating facilities with a combined area of approximately 177,000 sq. m.

Most logistics assets are concentrated along Alash Highway and the Astana–Almaty transport corridor. Key facilities include the OZON fulfillment center Rainbow Logistic 2, Astyk Logistic and Sapa Logistics.

One of the district’s competitive advantages is its proximity to the Astana – New City Special Economic Zone (SEZ), wh ere residents benefit from significant tax incentives. Many large logistics facilities in the area are also equipped with dedicated railway sidings.

Among the district’s most promising developments is the A-Stal Asia logistics cluster located on Alash Highway. In addition to two operational warehouse blocks totaling 27,000 sq. m, the project includes a planned multi-temperature warehouse facility of nearly 11,000 sq. m, designed to operate within a temperature range from -24°C to +8°C for the storage and distribution of perishable goods.

The Sarayshyq District ranks second in terms of modern warehouse supply, accounting for 30.2% of the market, or approximately 122,000 sq. m.

The district has developed into a major logistics corridor along the Astana–Karaganda highway. Its flagship asset is the Continental Logistics Transport and Logistics Center, a Class A facility exceeding 40,000 sq. m. The complex includes 5,400 sq. m of refrigerated storage and 5,100 sq. m of frozen storage capacity, making it the only operational warehouse facility in Astana with a full-scale multi-temperature infrastructure.

Other key facilities in the district include the Astana Logistics Center operated by Faeton-Technodom and the Nur Zholy warehouse complex developed by Eurotransit.

The Almaty District ranks third, accounting for 17.3% of Astana’s modern warehouse stock, or approximately 70,000 sq. m.

The district is characterized by a relatively young warehouse inventory, with most facilities commissioned within the past three years. Existing assets include the Ishim Terminal operated by AIE Logistics, the Alliance Company warehouse complex and the Rainbow Logistic Center.

IBC Global highlights two projects currently available to investors.

The first is the Alliance Logistics Complex, located approximately nine kilometers from Baiterek Monument and within a preferential tax zone. The 4.18-hectare site already includes an operational warehouse facility of approximately 2,800 sq. m with DPD serving as the anchor tenant. The site offers development potential for up to 14,000 sq. m of additional warehouse space.

The second project is Qurmet Logistics, located on Akzhol Avenue in the Almaty District. The facility offers 6,400 sq. m of warehouse space with a capacity of 7,000 pallet positions and an additional 1,000 sq. m office and administrative block.

Scheduled for completion in August 2026, the project remains flexible during the final construction stage and can still be customized to meet a specific occupier’s operational requirements under a build-to-suit (BTS) model.

Meanwhile, the Yesil, Nura and Saryarka districts have virtually no modern warehouse infrastructure. According to IBC Global, these areas represent the greatest opportunities for future logistics and industrial development in Astana over the medium term.
